I Have a Roof Leak. What Do I Do Next?

Roof LeakAs a homeowner, your job is never done. There is always something to do, whether it’s your regular chores – mowing the lawn, taking out the trash, etc. – a fun home improvement project – kitchen remodeling, bathroom remodeling, etc. – or dreaded home repairs – a burst pipe, or a roof leak. There is always something. So it is important to be prepared, sometimes for the worst.

There is perhaps nothing as frightening as walking downstairs one morning to find your living room floor covered in water. You look up and notice dark spots on your ceiling, dripping. Drip! Drip Drip! It looks like your roof is leaking. What do you do next? Who do you call? Where do you start?

What Do I Do Next?

Step 1

Relax. Take a deep breath and calm down. The worst of it is done. Now you just have to work towards fixing the underlying problem and dealing with any water damage.

Step 2

Step 3

When you find a roof leak, first thing’s first. Stop the leak. Start with a temporary fix until you can have the roof inspected and repaired by a professional roofer. If the leak is around your flashing, roofing tar will likely solve the problem until a roofer can come and examine the situation more closely. If the leak is the result of a missing or broken shingle, replace the shingle and fill any holes with roofing tar. Once again, this is just a temporary fix.

Step 4

Call your insurance company and file a claim. Be sure to take pictures of the damage to better document everything. Your insurance company will send an adjuster to your home to assess the damage so that repairs can begin.
